So far, in the first 10 days of September, which is typically a “quiet” month in Naples, we have seen 280 residential properties go “Active with Contract” and/or “Pending”. 12 are listed at or above $1 million, and 218 of the 280 are listed at or below $300,000. This is still the strongest price point in Naples, but we have seen consistent increases in the $300,000 to $750,000 range as well. Inventory is down across the board, and we have had several experiences in the past few weeks with sellers in that 2nd range holding closer to the asking price. As always, some neighborhoods are showing stronger signs of recovery than others.
